♥Bo$$ Lady Enterprises♥ asked:

Hello,
How are you? My name is Cassandra. I am studying to become a Real Estate Agent. There is something I don’t understand. Ok, I know that when you work at the Real Estate office of your choice, you have to pay for your office space every month, but the way the economy is, it isn’t possible to pay every month (at least for me anyways). So I guess my question is, if we aren’t able to pay every month, will your broker actually fire you for not being able to pay for your office space, or will you still be employed with your broker but just won’t have an office to work out of?

Another question, how do you get your listings? Do you have to pay for your listings, or are they available to you? If you answer my questions, I would really appreciated.

Donna

Richard Brazil asked:

Texas is a very big state, nearly 900 miles from east to west, with dramatic diverse landscapes and over 500 cities to explore. This remarkable state is organized into seven regions, each with its own Texan personality. Texas real estate comprises of Texas homesites, farm and ranch properties, riverfront properties on the Colorado River, fine custom homes and commercial properties in different counties inside Texas.

People who are involved in active buying and selling of real estate properties to earn commission are realtors or real estate agents. There are many real estate agents working inside Texas to help people in buying, selling or relocating a home.

A good agent will first listen to your needs, desires, and will help you find a dream home. Customer satisfaction will be their first priority. They will also help the customer to sell their home for top dollar and in a timely manner. Again, if someone is moving to Texas, the agent will assist him/her in collecting the information; they need and make their transition as smooth as possible.

Role of a real estate agent in Texas;

1. Help you find the right community

2. Negotiate on your behalf

3. Schedule inspections, closings, and document review

4. Ensure all deadlines are met

5. Provide consultation services during transaction

Unless specifically contracted, all real estate agents in Texas are seller’s representatives, since the seller pays the commission and the selling agent is acting on behalf of the listing broker. Many present themselves as buyer’s agent, but there is no legal relationship unless a specific contract is signed between buyer and the real estate agent. There are many licensed real estate agents in Texas. If you want to purchase a home and wish to use an agent, then you can hire an agent to represent your interests. That makes him a buyer’s agent.

In Texas, second home sales have been increasing over the last few years with more people becoming second homeowners. Over 40 percent of homes sold were second homes. Healthy rise in home prices have contributed to this development in the second home market. With the help of real estate agent, who have a proper knowledge of these kinds of properties, you can relax a bit. Whether you are a buyer or a seller, the professional real estate agent you select, always plays an important role. Therefore, a real estate agent is one of the most useful resources for a real estate investor.

Jeanette

A real estate agent can help you to secure the most profitable deal and you can save a great amount of money as well. But, how will you find a real estate agent?
Derek Weeks asked:

In Denver, there are many real estate agents to choose from. Selecting the right person is a daunting task. With so much riding on your choice you need to know you have selected the right agent. There are some characteristics of good real estate agents. This article will tell you what to look for so you can make the right choice.

When buying or selling real estate the first impression may be the last impression. If your first impression is anything less than positive take a look at why. Is it your own personal bias or is something wrong? A good real estate agent should give you a good first impression.

Professionalism is required in all areas. If your realtor doesn’t behave professionally with you, he or she won’t be professional with other potential buyers or sellers either. Is the agent dressed neatly? Is the office tidy or are there piles of papers on the desk? Is the waiting area comfortable? The answers to these should always be yes.

Consider how fast phone calls and emails are returned. This says a lot about how hard your agent is willing to work. Calls and emails should always be followed up in a timely manner.

Your agent should be knowledgeable and should be able to help you through the process of buying or selling. Agents should know the state and local real estate requirements and applicable laws as well as be familiar recreation spots, schools and hospitals.

Good agents enjoy working with people. They make you feel at home and are always willing to answer your questions. Agents should be polite, friendly and should never rush you. They should make you feel that you are their focus and not a sales commission.

You want an agent that goes beyond the call of duty. These are agents who give you regular reports and do everything they can to help. In short, these are the most effective at doing the job you need.

Realtors should be forthright and honest at all times. You deserve to have an agent that takes the time to make you Number One. If you even suspect that your realtor is dodging your phone or doing less than their part, sever the relationship and look for another agent.

This is a great time to buy real estate in Denver. These characteristics of good real estate agents can help you do just that.

Jorge

Alliance asked:

With umpteen numbers of houses available in the market, it is quite difficult to buy or sell a home on your own. Thus, it is feasible to always take help from professional real estate agent to make a lucrative deal. Without a nice real estate agent, you may never get an implausible deal. There are various ways to find the best real estate agent in your desired area. In addition, checking the local bulletin boards might also provide you with various real estate agents. With the aim to sort out the best from such a huge list, you should ask your family or friends regarding their experience with the real estate agents. Lots of your friends or family might have gone through the exact situation and could recommend a preferred real estate agent to you.

Always remember to short list several real estate agents before finalizing the one. Once you have short-listed few realtors, the next thing to do is to contact the real estate agents in person. Without getting the proper information and nice price about your house or the property you want to buy, you may have no illusion where exactly to look. Unfortunately, there are few real estate agents who will tell you the true price and might aim to fetch as much money as they can from you, thus look out for the real estate agent that offers you the best property at best price or best deal to sell your property. Nevertheless, this can only be achieved by meeting several agents and then comparing the deal offered by all. In addition, also look at the number of resources real estate agent has and a large market plan, in order to make the best deal with the best customer.

Always check whether the real estate agent is certified or not as a fake real estate agent may put in some kind of trouble such as fake documents, invalid property and many more, which you have never expected. At the time of selecting the real estate agent, it is also very essential for you to have a commission list.

Always choose the agent, which will charge the fees if she or he finalizes the deal or if not then do not get befooled by any real estate agent by remunerating high commission. In addition, another thing, which you need to do is to judge the attitude of the real state agent.

Daniel

I realize that there are a few “bad apples” in every profession. My point in asking this question is that I have no experience with realtors and I want to know what to expect: the good and the bad. I’ve only heard rumors that realtors can rip you off and I want to know if some do, how does it happen?

Jack
